A stain spreading across the ceiling

Ceiling water comes from the roof, an upstairs bathroom or an air handler line. We find which one before cutting anything.

A worker standing on a step to sand a freshly taped drywall ceiling.

Find the source, then open as little as needed

A brown ring on the ceiling can come from a roof leak after a storm, a shower pan upstairs, or a clogged condensate line from the AC. Each one needs a different fix.

We meter the ceiling, check the attic or the room above, and only open the drywall where it is wet. Insulation that got soaked comes out so the space can dry.

Signs to watch

  • A yellow or brown ring that grows after rain or a shower
  • Paint that sags or bubbles on the ceiling
  • Drips from a light fixture or vent
  • Water around the AC closet or air handler

What happens on the visit

  1. 1Trace the sourceRoof, plumbing above or AC line, confirmed before we cut.
  2. 2Open and removeWet drywall and insulation come out in the smallest area that works.
  3. 3Dry the cavityAir movers and dehumidifiers dry the framing and the space above.
  4. 4Patch and paintNew drywall is hung, finished and painted to match.

What the work includes

  • Source check

A look at the attic, the room above or the AC line, with readings around the stain.

  • Controlled removal

Plastic and floor protection go down before wet ceiling material is cut out.

  • Cavity drying

Drying equipment aimed at the opening until the framing reads dry.

  • Ceiling repair

Drywall, texture and paint so the ceiling looks like the rest of the room.

Questions about this job

Is a ceiling stain an emergency?+

If it is sagging, dripping or near a light, yes. Keep people out from under it and call us. A dry old stain can wait for a scheduled visit.

Do you fix the roof too?+

We dry and repair the inside. If the source is the roof, we tell you what we found so a roofer can fix the leak first.

Why does the stain come back after painting?+

The drywall or insulation above is still wet, or the leak is still active. Paint only hides it until it soaks through again.
